PROJECT MANAGEMENT & TURN KEY OPERATIONS

From planning, to implementation, the management of time-lines, budgets, the process of stakeholder liaison and various specifications; including all facets of manufacturing; actual construction and final touches… you can be assured of exceptional project management supported by expert advice and consultation throughout. Our project management services, if required, may be incorporated into the life cycle of the building at any stage:
 
PROJECT INITIATION AND BRIEFING – STAGE 1

We facilitate the agreement of client requirements and preferences, assessment of user needs and options, as well as appointment necessary consultants to establish project brief, objectives, priorities, constraints, assumptions and strategies in consultation with the client.
The standard deliverables are:

  • Project Brief
  • Project Procurement Policy
  • Signed Consultant/Client Agreements
  • Project Initiation Programme
  • Record of all meetings
  • Client Approval to proceed to Stage 2

CONCEPT AND FEASIBILITY – STAGE 2

We finalize the project concept and feasibility.  
The standard deliverables are:

  • Signed Consultant/Client Agreements
  • Indicative Project Documentation and Construction Programme
  • Client Approval to proceed to Stage 3

DESIGN AND DEVELOPMENT – STAGE 3

We manage, coordinate and integrate the detail design development process within the project scope, time, cost and quality parameters.
The standard deliverables are:

  • Signed Consultant/Clients Agreements
  • Detailed Design and Documentation Programme
  • Updated Construction Programme
  • Prepare Project Estimates
  • Client Approval to proceed to Stage 4

TENDER DOCUMENTATION AND PROCUREMENT – STAGE 4

We run the process of establishing and implementing procurement strategies and procedures, including the preparation of necessary documentation for effective and timeous execution of the project.
The standard deliverables are:

  • Facilitate the preparation of BOQ
  • Contractors, sub-constructors and suppliers of Procurement Strategy
  • Project Procurement Programme
  • Project Tender/Contract Conditions
  • Record of all meetings
  • Client Approval of tender recommendations

CONSTRUCTION DOCUMENTATION AND MANAGEMENT – STAGE 5

We manage and administer construction contracts and processes, including the preparation and coordination of the necessary preparation and coordination of the necessary documentation to facilitate effective of the works.
The standard deliverables are:

  • Signed Contractors' Agreements
  • Approved Contract Programme
  • Adjudication and award of contractual claims
  • Construction Documentation Schedule
  • Monthly progress payment certificates
  • Monthly project progress reports
  • Record of all meetings
  • Certificates of Partial Completion

PROJECT CLOSE-OUT – STAGE 6

We manage and administer the project closeout process, including the preparation and coordination of the necessary documentation to facilitate the effective operation of the project.
The standard deliverables are:

  • Works Completions Certificate
  • Certificate of Final Completion
  • Record of all meetings
  • Project Close-Out Report
BILL OF QUANTITIES

We will arrange and provide a Bill of Quantities

  • This document ensures all contractors tendering for the building project do so with the same information, viz. specifications, quantities, etc.
  • Lump Sum Quotes often lead to compromise in quality due to omissions in the pricing and dissatisfaction
  • BoQ's help both the Client and Contractor in preventing any omissions
  • BoQ's also assist Clients and Contractors in pricing any variations, additions or omission
  • BoQ's also provide a legal document for the Client to enter into with the Contractor.
